I agree that price increases in the market can make finding a good school district and home a challenge for younger military families. An E1 with dependents in my area would get a BAH of $1,701. This would translate into a mortgage of about $200,000, which is enough to purchase a smaller "starter" home in best school districts in the metropolitan area. These "starter" homes are usually 50-70 years old and may need some updating, making FHA and VA loans possible, only if required updates are performed by the seller or somehow factored into the loan application. FHA would not be possible in some homes. The upper limit of this BAH would allow purchase of a home in move-in condition, but the home would more than likely have only two bedrooms, making it ideal as a "starter" home for an E1-E4 with one child or one adult family member as a dependent. The difficulty here, however, is that there are fewer homes in this price range.
